Project Brief
LSY Engineering Consultants Ltd were appointed to deliver full structural engineering services for a six-bedroom residential apartment in North London, working through RIBA Stages 1-6. The project was commissioned by a fund in London, with approximate construction value of £6.5 million.
Challenges
The site had an existing structure that needed to be demolished prior to any new works, which required submission of demolition method statements. The design also involved a cranked roof and a high density of services. Additionally, the site’s drainage needed integration with existing Thames Water systems, and soil conditions needed to be confirmed.
Process
Prior to demolition, two boreholes were drilled to assess existing soil conditions. Based on the structural loads of the existing structure, a piled foundation solution was selected.
In Stage 3, we decided to adopt a structural steel frame due to the cranked roof profile, with timber floors and beam & block floors at ground level. During the design phase, timber joists were replaced with posi-joists to allow for seamless integration of services through the joists.
Our team led the civils design, including organising all drainage surveys and managing Thames Water agreement processes for the client. We proposed an attenuation scheme utilising existing pipework, which we designed as 300mm diameter pipes to hold surface water. Due to level differences across the site, we also specified pumps at the outer levels of the site due to the existing levels of the Thames Water main.
Throughout construction, we maintained close site supervision, working with both the contractor and client, and attending all meetings to ensure design intent was delivered.
Outcome
The project was delivered on time and within budget, successfully meeting the client’s high expectations. As a result, we have continued to work with the same client on several new developments across London.
