Today, though, we want to give you an overall introduction to commercial buildings. Are you ready? Let’s get started!


Modern commercial buildings generally require column-free floor areas, well co-ordinated building services and efficient circulation space. These structures are normally glazed and can change the landscape of major cities if designed correctly.

For inner city projects, such as the ones that we’re working on in London, the speed of construction, the accessibility of the site and the availability of storage spaces are generally major factors when it comes to selecting the materials used to build buildings.

That’s why commercial buildings often use pre-fabrication and steel systems, with cellular beams used as a type of steel system where services can be accommodated within a web of steel beams.


At present and over the last few years, there’s been a shift towards mixed use developments which use a combination of retail, commercial and even residential properties.

Remember that services, cladding and finishes all have a key role to play when it comes to construction programs and the cost of projects. It’s always preferable to go for a structural scheme which allows for early access to the above trades.

The cost commonly used types of floor used for commercial developments include:

  • Precast concrete plants: Can be more difficult to install as they must be lowered through steelwork.
  • Composite floors: The decking for these systems can normally be manhandled into position.

Other factors to be considered are:

  • Floor dynamics
  • Future flexibility and whether changes will be needed during the design life
  • Design loadings
  • Fire safety and resistance compliance
  • Thermal performance and the integration of cladding details
